Monday I was invited to dinner with a few dozen of my parents friends to sit down and listen to a tail of the trail by Gene Espy.  Mr. Espy was the second person to hike the entire Appalachian Trail.  His adventures were so interesting and entertaining.  His journey took place in 1951.  He was 24 years old at the time and took off from Georgia headed to Maine with $300. and a back pack. 

He said he got lost a few times, killed a snake with his hiking stick and wore out three pair of hiking shoes and two pair of socks along the way.  He was always the adventure seeker it seems.  He built his own water skis and was the first person to ski on Lake Blackshear in Georgia (before Lake Sinclair was ever built).  He also took off while a student at Georgia Tech on a bet that he couldn't hitch hike to St. Louis starting on Friday and getting back in time to start class on Monday.  He made it... through Indianapolis.  He mailed post cards for 1 cent from St. Louis to "prove" to his friends he really made the trip.

To take more than 10,000 hikers have done the entire trail.  This year was the first induction to the Appalachian Trail hall of fame and of course Mr. Espy was included. His now vintage hiking equipment is on display in the visitors center at Amicalola Falls State Park, Georgia near the approach trail to Springer Mountain.  So if you visit Amicalola Falls State Park, make sure to find it.

As a homeowner, you can play an important part in the timely sale of your property by following a little advice based on our experience.

1.    MAKE THE MOST OF THAT FIRST IMPRESSION- Never under-estimate the importance of outward appearances- especially where your home is concerned.  Potential buyers begin their decision making process early, with the first glance at your property. A well manicured lawn, neatly trimmed shrubs, and a clutter free porch welcome prospects; so does a freshly painted- or at least freshly scrubbed front door.  If it’s summer, mow the lawn and keep it watered.  The fewer obstacles between prospects and the true appeal of your home the better.

2.    INVEST A FEW HOURS FOR FUTURE DIVIDENDS- Here’s your chance to clean up in real estate.  Clean up the great room, the bath room, the bedrooms and the kitchen.  If the woodwork is scuffed or the paint is fading, perhaps you might want to consider some minor redecoration.  Fresh paint or wall paper in the kitchen or bath can add both charm and value to your property. Prospects would rather see how great your home looks than hear you tell how great it could look, “with a little work”. Earth tones work best as new buyers can see their "things" working in your space.

3.    CHECK FAUCETS AND BULBS- Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing.  Burned out bulbs leave prospects in the dark.  Don’t let little problems detract from what’s right with your home.  These things are minor and can make a difference, don't neglect them.

4.    DON’T SHUT OUT A SALE- If cabinets or doors stick in your home, you can be sure they will stick in a prospect’s mind.  Don’t try to explain away sticky situations when you can easily plane them away.  A little effort on your part can smooth the way toward a closing.  Don't take the attitude that you are selling for less and the buyer can "fix that".  If you don't fix it, you might be the the one living with it.

5.    THINK SAFETY- Homeowners learn to live with all kinds of self-set booby traps: toys on the floor, slippery throw rugs, low hanging overhead lights.  Make your residence as non-perilous as possible for uninitiated visitors. I know I am guilty of this.  I leave dog toys on my floor and I myself recently tripped in the night.  Before a showing pick up.

6.    MAKE ROOM FOR SPACE- Remember, potential buyers are looking for more than just comfortable living space.  They’re looking for storage space, too.  Make sure your attic, basement and/or storage room are clean and free from unnecessary items. And if your rooms are stuffed with furniture, consider storage for some of it.  Less is more.

7.    CONSIDER YOUR CLOSETS- The better organized a closet, the larger it appears.  Now’s the time to box up those unwanted clothes and donate them to a charity.

8.    CREATE DREAM BEDROOMS- Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture.  Colorful bedrooms and fresh curtains are a must.  Earth tones work best if you are painting. Pick up a copy of Southern Living and copy a bedroom, make it look like the spa.

9.    MAKE YOUR BATHROOMS SPARKLE- Bathrooms sell homes, so let them shine.  Check and repair unsightly caulking in the tubs and showers.  For added allure, display your best towels, mats and shower curtains. And make that toilet bowl shine.  A air freshener that isn't sweet or over powering is nice too.

10.OPEN UP THE DAYTIME- Let the sunshine in! Pull back your curtains and drapes and open your blinds so prospects can see how bright and cheery your home really is. Walking into a dark house or room can turn off buyers.

11.LIGHTEN UP AT NIGHT- Turn on the excitement by turning on all your lights (including lamps) - both inside and out- when showing your home in the evening or daytime.  Lights add color and warmth and make prospects feel welcome.

12.WATCH YOUR PETS- Dogs and cats are wonderful companions, but not when you’re selling a home.  If possible take your pets away from the house.  If that's not possible a crate is a must.

13.THINK VOLUME-  When it’s time to show your home low volume soft music works best.  I bet your television comes with some nice soft music you can set to a low volumn for showings.

14.DON’T TURN YOUR HOME INTO A SECOND HAND STORE- When prospects come to view your home, don’t distract them with offers to sell those furnishings you no longer need.  You may loose the biggest sale of all. And pack away those collections, nicnacs and photos off the refrigerator.  Less is more.

15.THE SMELL OF MONEY- It’s best not to smoke inside your home when it’s on the market.  This is a big turnoff for buyers, even buyers who may smoke.  Clean carpet, drapes and add an air purifier if you are a smoker, so your deal won’t go up in smoke.

I recently wrote about Possum Point Subdivision on Lake Sinclair.  It's my neighborhood and I just love my neighborhood.  Soon my across the street neighbor will be selling fresh veggies and I'll be one happy little camper.  Now there's another opportunity for you to live in this great Lake Sinclair subdivision too.

I'm thrilled for 6 sellers in my area.  Since January 1st that's how many we've gotten contracts on their homes through Lane Realty.  Two have closed and two more are approved and just waiting to close and the other two while having been negotiated, well let's just say don't count your chickens before they hatch.  
And while I still consider this a buyer's market, things are starting to move on Lake Sinclair. Don't miss this buying opportunity.  Don't wait until the house you've been watching is sold to some other buyer.  Don't wait until interest rates begin to climb.
The prices are great.  Most are lower than they were two years ago and the interest rate is still lingering around 5% which is a fantastic rate.
Even with the housing market in BIG trouble in lots of places values on Lake Sinclair waterfront properties only took a 4.4% decline in median sales price from 2007 to 2008, so it's a pretty good place to have your money invested.  I know my 401K lost well over 4.4% last year.  Did yours?
Waterfront properties on Lake Sinclair continue to be a solid investment.  And even if the market declines a bit more before the recovery I still contend that waterfront properties are a safe place to "house" your money.

Do you want to list your house? or Do you want to sell your house?

To sell your house or not sell your house, that is the question.

Now here's my answer:

Folks property pricing is key.  And if one more "potential" client tells me that the house across the street, around the corner or down the way is "listed for such and such!", I may just raise my voice at them.  It matters not what other homes in your area are listed for, especially if they are not my listings.  With the housing market in the shape it's in, at least in my neck of the woods, why would an agent want to have his sign up and pay for marketing an inflated priced listing?  

Why would a homeowner choose to believe an agent who provided them with a CMA that doesn't reflect current values?

When I do a CMA I try to use things that have sold in the past 90 days.  Sometimes there are not enough apples that have sold in the past 90 days so I slowly creep back to 120, 150, but NEVER go over 180.  

I recently did not "get the listing" when I did two things: 1- gave them an accurate expected sales price and 2- would not negotiate my commission at the time of listing.

So on to #2

Do you really think you save money when you list at a discounted to the selling agent commission?  I say no.  I am a firm believer in you get what you pay for and if you list your home and are not offering 3% to the selling agent do you really think your home is going to be on the top of a buyer's agent's list of homes to show?  Again I say no.  

Sellers do some homework before you let yourself put your house on the market with an agent who just wants to "list" your house.

I had an agent in my area boasting that she had 70 listings the other day.  Whoopee I say.  I sold 4 listings in January.  Miss "I have 70 listings", still has 70 listings.  

When I take a listing I intend to sell your house.  I have a great marketing plan.  Anyone searching for property on Lake Sinclair can search on google, MSN, yahoo and they WILL find my site.  It's right there on the first page every time.  I track where my buyers come from and spend my advertising dollars in places that ARE working for me and for MY sellers.  But right now, I say to you the homeowner who wants to actually SELL your house and not just LIST your house, price is key.  Find an agent with not only a great marketing plan, but one who will give you a fair, truthful, honest assessment of what the list price really should be.  Look carefully at the CMA, when did those homes sell?  How many days were they on the market?  How many price reductions did they have?  

You can market until the cows come home, but if you don't have your home priced right then having your home "listed" is not going to help you meet your goal of selling it.

In doing a little research on the MLS I have discovered that prices are actually down on Lake Sinclair.  This may not be the news that homeowners want to hear, but it's great news for people wanting to buy.  From the average of 2007 to the average of 2008 in Putnam and Baldwin Counties prices are down by 4.4%.

Prices have continued to decline since then in some areas.

 

For buyers the news is a win win.  Prices on Lake Sinclair are down, so you can get more house for your money than you could this time last year, plus values have held on Lake Sinclair in this spiraling economy much better than some parts of the country. 

There are some great bargains to be had right now.  Interest rates continue to be low and we have a list of lenders to recommend that are telling us they have money to loan.

There are also some very good buys out there for off water properties as well, so of which have deeded lake access, others are just a few miles from free public access.
